Interim Disrepair Surveyor
Based in London, hybrid working & Inside IR35
Length: 6 months
We're seeking an Interim Disrepair Surveyor to provide specialised technical expertise for the Councils Disrepair service. You will carry out detailed inspections of residents' homes and ensure that the statutory repair obligations are met to the highest standard.
Key Responsibilities of the Disrepair Surveyor:
Conduct detailed inspections of properties where Lewisham Council has responsibility, including council-managed homes, leasehold properties, and private sector homes where instructed
Diagnose building defects through building pathology exercises and produce expert reports including photographs, root-cause analysis, and assessments scored using the Housing Health and Safety Rating System (HHSRS)
Undertake post-inspections to ensure works have been completed to a satisfactory standard and that all specialist guarantees are obtained
Oversee the planning and delivery of repair works, monitoring start dates, quality, materials used, and compliance with health and safety requirements, including HSE and CDM regulations
Report variances from standards and recommend corrective actions
Use the National Housing Federation Schedule of Rates (NHF SOR, M3) to cost and book works appropriately
Identify and risk-assess on-site hazards using HHSRS and prepare dynamic risk assessments, particularly when working with difficult or vulnerable residents
Skills, Experience and Knowledge required of the Disrepair Surveyor:
Minimum RICS qualified
Has strong technical knowledge of building diagnostics and housing disrepair.
Understands health and safety legislation, CDM regulations and HHSRS
Confident in managing complex cases, including interactions with residents and legal representatives
