My client seeking a Property Surveyor responsible for managing building pathology cases from inspection through to completion. This role is pivotal in diagnosing and managing property defects, disrepair, and complex works while ensuring compliance with legal and organisational standards. The successful candidate will provide technical support across the Property Team and contribute to continuous improvement initiatives.
Day-to-day of the role:
- Diagnose and manage property defects, disrepair, and complex works including ad hoc replacements and day-to-day repairs.
- Lead on building pathology diagnostics and provide technical support across the Property Team.
- Conduct inspections (pre, post, and during works) and manage follow-on work.
- Review and monitor Damp & Mould cases, ensuring accurate diagnosis and timely case management.
- Understand and apply Awaab's Law in relation to Damp & Mould.
- Review Home Improvement requests and safeguard assets.
- Assist with party wall matters and leaseholder work requests.
- Make decisions on planned works and ad hoc replacements.
- Liaise with Voids team to ensure compliance with Lettings Standards.
- Support adaptation requests and manage leaseholder/third-party enquiries.
- Investigate complaints and serious incidents, ensuring timely updates to systems.
- Ensure budget allocations are accurate and support Section 20 recovery processes.
- Collaborate with Development and Housing Management teams for a joined-up service.
- Promote health and safety compliance and respond to insurer recommendations.
Required Skills & Qualifications:
- Strong understanding of building pathology and ability to produce clear, professional reports.
- Experience in damp and mould surveys and knowledge of Disrepair Protocol.
- Surveying qualification or demonstrable pathway to competency.
- Experience in the social housing sector and property-related regulations.
- Ability to manage larger works with attention to health and safety and risk.
- Strong communication and report writing skills.
- Ability to work independently and as part of a team, with regional travel as required.
