Our client, who are a leading residential developer, is seeking an experienced and dynamic Commercial Manager to join their team, overseeing a large-scale residential development project in the Epsom region. With demolition works already underway and approval granted to commence the first phase, you will play a pivotal role in delivering 970 homes across four phases. This is a unique opportunity to contribute to a major project and make a significant impact in the industry.
Key Responsibilities:
- Lead and manage the commercial aspects of the project, ensuring successful delivery across all phases.
- Oversee the financial performance of the project, including budgeting, forecasting, and cost control.
- Manage subcontractor relationships, procurement, and contract negotiations.
- Ensure compliance with health and safety, legal, and regulatory requirements.
- Coordinate with the project team, contractors, and stakeholders to ensure smooth project delivery.
- Monitor project progress and provide timely reports to senior management.
- Identify and mitigate any commercial risks, ensuring project milestones are met.
- Liaise with clients and stakeholders to manage expectations and ensure satisfaction.
- Support the management of change orders, claims, and variations.
- Contribute to the development of strategies for successful project completion and future opportunities.
Qualifications and Experience:
- Proven experience as a Commercial Manager or in a similar senior role within the construction and development industry.
- Strong experience in managing large residential projects, ideally with experience in phased developments.
- A comprehensive understanding of contract management, cost control, and procurement processes.
- Excellent leadership, communication, and negotiation skills.
- Ability to manage multiple priorities in a fast-paced, deadline-driven environment.
- Knowledge of relevant legislation, health and safety regulations, and industry best practices.
- A degree in Quantity Surveying, Construction Management, or a related field (preferred).
- RICS or equivalent professional qualification (preferred).
