Job Title: Portfolio Repairs SurveyorLocation: Sutton, LondonSalary: £60-£65 P/HContract Type: Contract
The Role: We're looking for an experienced Portfolio Repairs Surveyor to join our team and play a key role in maintaining, improving, and managing our housing portfolio. You'll be responsible for carrying out property inspections, diagnosing defects, managing contractors, and ensuring works are delivered to a high standard, on time, and within budget. This is a varied role where you'll balance technical knowledge with a strong customer focus, helping us deliver safe, high-quality homes for our residents.
- Carry out property inspections and diagnose common property defects.
- Prepare basic construction drawings and draft specifications.
- Manage and supervise contractors, ensuring work is completed to required standards.
- Oversee planned maintenance programmes and void property turnaround works.
- Monitor budgets and ensure cost-effective delivery of services.
- Apply knowledge of materials, trades, and construction methods in daily operations.
- Ensure compliance with relevant regulations, statutory requirements, and best practice.
- Support leasehold service charge processes, including consultation requirements (Section 20).
- Apply HHSRS guidance in property assessments.
- Proactively manage risks across a range of environments.
- Deliver excellent customer service, valuing diversity and promoting a customer-first approach.
The Candidate: - Strong knowledge of repairs, maintenance, and schedule of rates.
- Understanding of both traditional and modern construction practices.
- Experience in property maintenance within housing, including contractor management.
- Background in delivering planned and responsive maintenance programmes.
- Experience managing budgets and working to tight deadlines.
- Ability to influence, challenge, and resolve technical and people issues effectively.
- Proven ability to work independently and as part of a fast-paced, busy team.
- Excellent communication skills, both written and verbal.
- Strong organisational, time management, and prioritisation skills.
- Experience working with a social housing provider.
- Higher level technical qualification (e.g. HND/C) in Building Surveying or a relevant subject OR Equivalent industry experience.
