Surveyor - Planned Works (Assets and Sustainability)
Salary: Up to £51,201 per annum with pay award pending, market supplement of £3883pa to be paid upon successful completion of probation, attractive retention payments.
SHP is in the process of procuring several high profile ECO energy delivery projects that will vastly improve the quality and benefit our residents' homes. The improvements need to be delivered to tight deadlines and to a high quality managing the appointed supply chain on-site and completed to high contract management outturns.
SHP is seeking to recruit two Planned Works Surveyor who will lead on delivery and implementation of planned/capital works.
Key Responsibilities
- Deliver specific building capital projects and programmes from inception through to completion, ensuring delivery on time, to budget and to the defined quality.
- Maintain effective client relationships and appropriate communication with all stakeholders to ensure the client brief is adhered to.
- Provide advice throughout all stages of the project from initiation, brief compilation, on the appropriate procurement strategy for individual projects and undertake the procurement of both consultants and contractors.
- Lead, manage and motivate internal and external project teams through supporting, challenging and guiding the external project manager, to ensure project delivery on time, within budget and to the agreed brief.
- Ensure that regular progress and financial reports are provided by the external project manager and/or the project cost consultant and monitor anticipated and actual costs against the agreed budget.
- To adopt the latest construction materials and techniques when appropriate to ensure value for money throughout the construction phase.
- Ensure that completed projects are handed over with the necessary documentation in place and undertake post project and post occupancy reviews are carried out to ensure continuous improvement in future projects.
ABOUT YOU
Experience
- To be successful it is essential that you have experience of managing multiple projects, contractors and both internal and external stakeholders.
- You should have a demonstrable experience of dealing with residential-type properties, social housing or housing associations, and be able to demonstrate your experience in these areas.
- You will also need to have experience of managing internal teams and project managers.
- Working knowledge of JCT / NEC form of contracts will also be a big plus point.
- Understanding of construction stages such as RIBA stage 1 etc is also something the organisation will look for in the successful candidate.
- Experience of large scale complex construction projects.
- Experience of acting as a client project manager for construction projects.
Qualifications
- RICS, CIOB, Degree or HNC or relevant qualification and/or demonstrable experience in delivering capital investment projects
- Ideally experience of working in partnership or for Social Housing Provider, with experience of managing works
- Experience of managing JCT / NEC works contracts.
- Demonstrable experience in developing capital works' specifications to be used in the procurement of works.
- Good understanding and experience of leasehold charging consultation, (Section 20) requirements for qualifying works.
- Experience of managing building consultants engaged to work on capital investment projects.
- A good understanding of traditional and modern construction practices, best practice, and associated Regulations.
- Technical expertise to understand complex issues in construction, engineering and maintenance in the delivery of projects
- Comprehensive knowledge of materials, trades, construction methods and legal/statutory requirements.
- Experience of monitoring budgets and managing contractors
Due to the nature of the role, a full driving licence and car are required for mobile working. Please note there will be some evening and occasional weekend working required.
