The role
The role will be the operational day to day lead for voids works management in the London and Herts region, ensuring that operation void turnaround targets are met. This role is key to maintain effective contractor management through both direct case management and a data led approach.
This role will ensure that our void works service is process driven, meets the needs of all customers, has robust quality assurance and compliance with specification, and provides value for money.
Responsibilities include:
- Leading the operational delivery of void works to residential properties in the London and Herts region, ensuring that end to end targets are met and that compliance with specification is maintained.
- Maintaining effective void performance reporting that provides insights and opportunities for service improvement.
- Developing processes to improve decision triangulation with key stakeholders in the empty homes and void works function.
- Working closely with property services colleagues across the different locality regions to deliver a high standard void management and develop service improvement plans.
- Overseeing the scheduling and allocation process for surveyor inspections ensuring that coordinators are maintaining accurate and auditable records, and systems are updated within operational targets.
- Ensuring all parties are compliant with void works and lettings processes to ensure the return of good quality voids by the target date.
What we're looking for
- Experience and knowledge of managing a key-to-key void works service.
- Able to analyse business information and formulate metrics that deliver permanent or consolidated progress.
- Ability to inspire, support and develop others to optimise their performance.
- Know how to create honest communication and inclusive relationships to ensure people are motivated and feel they own and are accountable for their work.
- Strong people skills, effective communicator with the ability to influence and challenge.
- Knowledge of relevant health, safety, and environmental legislation with focus on compliance within all activities undertaken by contractors.
- Ability to communicate responsibilities to data users and assure the proper use of data.
- Track record of meeting deadlines and working effectively with others in a complex and dynamic environment.
- Evidence of excellent customer service achievements in a complex delivery environment
