Supported Housing Officer

Temporary to permanent role

35 hours a week, Monday to Friday 9am to 5pm, occasional out of hours working may be required to meet the needs of customers.

Office in Stratford

£19.75 per hour holiday pay

Essential - Full UK driving licence and have access to a vehicle insured for Business Use.

Our client is looking to recruit a supported housing officer to join their housing management team. They are an aspirational and forward-thinking team, responsible for delivering quality housing to our customers. As their customers are always at the heart of their service, we strive to deliver excellent services to the local community and work with our customers to enable them to maintain their independence and live well.

You will be covering a patch of six supported and sheltered housing schemes across the Medway in Kent and the London Boroughs of Bexley and Richmond providing frontline housing management for our vulnerable customers.

You will be responsible for all housing management functions including carrying out health and safety checks, ensuring maintenance or repair work has been carried out, resolving neighbourly disputes or incidents of anti-social behaviour, and offering tenancy advice to our vulnerable customers or their support agencies.

You will be a hard-working individual who works well under pressure and is passionate about providing excellent customer service to our customers and other stakeholders.

Key Duties -

  • To be the accountable contact for a patch including customers, shared owners, leaseholders and owner occupiers, within a defined geographical location.
  • Provide an exceptional housing management service to your customers, including neighbourhood and tenancy management, anti- social behaviour, delivery of estate services, and welcome visits to new customer.
  • Take responsibility for creating a positive and personal relationship with your new and existing customers.
  • Use resident feedback to identify areas for improvement in service, and lead on the creation and implementation of scheme action plans in partnership with residents and internal and external stakeholders.
  • Welcome new customers by holding face to face meetings in their homes, creating action plans to resolve any issues which have occurred and that their customer satisfaction is increased and maintained.
  • Meet with vulnerable customers annually to make sure their needs are being met, taking ownership of issues that arise.
  • Work closely with internal stakeholders and external partners to provide a thorough service to more vulnerable residents.
  • To lead on engagement activities with residents, to increase the appropriateness and effectiveness of their involvement in the design and delivery of services, ensuring accessibility for all.
  • Work with the lettings team and scheme staff to fill vacancies identify transfer opportunities for customer's, assist with transfer applications and manage the mutual exchange process.
  • To ensure that properties are kept in good condition by making early diagnostic reports on repairs issues and raising them on site, seeking support from internal partners if required. Where necessary take responsibility for ensuring that repairs are delivered quickly, effectively, and to the customers' satisfaction.
  • Take responsibility to contact your customer to check satisfaction with repairs and feeding back to the contract management team and contractors.
  • Ensure that communal areas and estates are clean, safe and well maintained through regular estate inspections and communication with customers, taking action where the standards are not at an acceptable level.
  • Work with contractors and internal colleagues to ensure that gas compliance performance is at 100% by working with customers to ensure access is obtained within procedural timescales.
  • Be involved in the formulation of cyclical maintenance plans and decent homes work, using your knowledge of your customer's estates and homes to influence the direction of the programmes.
  • Attend site meetings for any new developments in your patch, attend user tour demonstrations and take detailed instructions so you can assist customers with any problems. Ensure that customers know how to operate the various facilities within their homes using innovative communication methods.
  • Ensure that any landlord or tenant complies with the terms, conditions and covenants of the lease. Carry out statutory consultation processes required by the Commonhold and Leasehold reform act 2002.
  • To be responsible for the investigation and resolution of all low, medium and high risk ASB cases implementing legal measures and preparing cases for court as required.
  • Maintain a professional knowledge and understanding of current housing, Anti- Social Behaviour, leasehold and service charge legislation and best practice.
  • To lead on the facilitation and co-ordination of multi-agency case conferences and other problem-solving groups with internal and external partners.
  • To contribute to report writing and other tasks in response to the department's role in governance, inspection and regulatory processes.

To be successful in the role you will have:

  • Housing Management experience working with vulnerable people
  • Working knowledge of Health and safety requirements in relation to property management
  • Proficient in using complex IT and housing systems, with ability to use MS Office applications and remote working technology.
  • Strong written communication skills, with the ability to write clearly and accurately in various styles-including letters, newsletters, and witness statements-and proven experience in report writing.
  • Proven ability to solve problems independently and creatively, with strong customer focus and confidence in managing challenging situations, while positively adapting to change and demonstrating empathy toward others.
