Position: MEP Pre-Construction Manager

Overview:
Smart4EPC is working in partnership with a leading MEP contractor to source a skilled and experienced MEP Pre-Construction Manager. This is a key strategic role within the client's Commercial and Operational teams, responsible for managing the full pre-construction phase of complex building services projects.
The ideal candidate will have strong technical knowledge in mechanical and/or electrical systems, excellent commercial awareness, and proven leadership experience within pre-construction or related roles. This opportunity is perfect for a Senior Estimator seeking progression or for an experienced Contracts Manager or Quantity Surveyor looking to pivot into a pre-construction leadership role.
Key Responsibilities:
- Manage and oversee all aspects of the MEP pre-construction phase from tender award through to operational handover.
- Attend commercial handover meetings and review detailed tender estimates and documentation.
- Lead project launch meetings and prepare subcontract documentation.
- Produce comprehensive pre-construction reports, set commercial targets, and manage procurement schedules.
- Oversee procurement strategy, aligning with the approved supply chain and budgetary targets.
- Update and monitor project cost reports, highlight risks, and deliver monthly updates to senior commercial leadership.
- Coordinate design development, technical submittals, and ensure timely information flow to all stakeholders.
- Manage and report on the detailed pre-construction programme, issuing regular updates to both internal teams and clients.
- Lead internal progress meetings and manage change control during pre-construction.
- Review and manage subcontractor accounts, valuation processes, and cash flow forecasting.
- Issue early procurement orders to mitigate risks and ensure a robust handover to the operations team.
Requirements Profile:
- Minimum 5 years Mechanical & Electrical pre con experience.
- Strong working knowledge of Microsoft Office, particularly Excel; estimating software experience is advantageous.
- Excellent attention to detail and a commitment to accuracy in all deliverables.
- Collaborative and team-oriented approach with strong communication skills.
- Able to prioritise effectively and work under pressure to meet deadlines.
- Proactive and solution-focused, with the ability to adapt to changing circumstances.
